A walk through the Casa Cuarzo project: the entrance under the curved canopy, the living area open to the garden and the pool at dusk

Casa Cuarzo · Near Barcelona

Up high. Your way.

An elevated plot, open to the views and surrounded by nature. A defined architectural project, with room for your own style.

Walk through the house

The setting

There are plots in Bellaterra, and there is this plot.

1,394.89 m² on Carrer de Can Llobet, in the most sheltered position in Bellaterra. No frontage onto a through road. Away from the motorway and the FGC railway. Mature trees, and detached houses on large plots.

The plot as it is today: the earthworks complete, every earlier structure removed, and the pine kept by the street.

The house

The executive project, stamped by the Catalan architects' association, sets out a detached house of 471.44 m² built over three levels. Plus 287 m² of terraces — 210 m² at ground level beside the pool and 77 m² on the first floor — and 726 m² of garden across three levels. The ground floor holds the living area and three bedrooms; the first floor three more. Any of them works as a study or a gym — in the project, one is drawn as a gym.

The architecture. The people who make it possible.

Exitprojectes designed Casa Cuarzo. The practice was founded in 2003 by Dani Ortiz Pinilla and Raül Salas Gonzalbo, both registered with the COAC in 2004, and has developed 967 projects since. Today it is nine architects, with an external team of over thirty specialists in landscape, structural engineering, site supervision and building services.

Its recent work is single-family housing: 38 active projects, from 300 to 5,000 m², almost all in Catalonia. Before that, Massimo Dutti's projects worldwide between 2015 and 2020, Tous's in Spain and abroad, and work for Dayaday and Apple. Its work has been recognised by national and international media.

Torman

Construction of Casa Cuarzo is proposed with Construccions i Acabats Torman, a family firm founded in 1998 with which Exitprojectes has built several houses. Its record runs from single-family homes with pool and garage to apartment buildings and the restoration of listed properties, including the refurbishment of the Hotel Urpí and its own developments of up to 23 homes in Sabadell.

It is currently building in Sant Cugat, Castellarnau and Bellaterra.

None of this is aspiration. It is drawn to scale, stamped by the COAC and on file with the town hall.

Two years ahead. A whole life to come.

  1. A stamped executive project. Not a basic one.
  2. Building licence granted and in force.
  3. Cleared site. Demolition complete, earthworks done and the trees removed — but for one kept by the street and taken into the project.
  4. Water and electricity connections executed.
  5. The complete municipal file. Planning fee settled and bonds paid.

The building licence is granted and in force. Construction can begin.

A stamped executive project and the technical studies complete. What is already done, and what remains before construction can begin, is walked through in the private presentation.

Acquisition

The land, with the project and the licence.

The plot is acquired with the stamped executive project, the municipal file and the technical documentation. The house is yet to be built.

The land, the project and the works.

Construction and project support are arranged separately. The scope, the final construction budget and each party's responsibilities are settled in a private presentation.

Design changes are reviewed with the technical team and, where applicable, require municipal approval.

From project to home

First, get to know the plot and the project. Then settle the choices, the budget and the programme. The private presentation explains the process and who is responsible for what.
